Concrete footings reinforced with 5/8 inch rebar; concrete foundation and cistern wall reinforced with ½ inch rebar.
EXTERIOR WALLS
Covintec panels with 5 inch total wall thickness. Facing material 1½ inch thick cement plaster finished with colorfast waterproof stucco.
PARTITION FRAMING
Covintec panels 4½ inches finished thickness.
ROOF FRAMING AND ROOFING
Pyramid shaped Covintec panels and concrete slab with white waterproofed final coat.
DOWNSPOUTS
2 downspouts of 4 inch PVC. Both downspouts connected to cistern measuring 7,500 cubic feet under each building.
DECORATING
All bathroom and kitchen walls covered with ceramic tile. All other living areas finished in color fast waterproofed stucco.
INTERIOR DOORS AND TRIM
All doors are sealed Belizean hardwood with sliding doors into bath/shower room. Doorframes are hardwood with matching hardwood trim.
WINDOWS
Solid double pane and awning windows with tinted glass and anodized white frames. Full interior screens with insect fiberglass screen cloth material.
ENTRANCES AND EXTERIOR DETAIL
Sealed Belizean hardwood for main entrance door. 3 feet wide and 1½ inch thick with security lock and opening into entry hall. Doorframes are hardwood with matching hardwood trim.
CABINETS AND INTERIOR DETAIL
Custom-built mahogany kitchen cabinets with built-in microwave oven cabinet and under cabinet lighting. Custom-built bathroom vanity with lighted mirrors above vanity. Belizean hardwood trim throughout.
STAIRS
Cast concrete.
FLOORS
All floors are ceramic tiles and grouted.
PLUMBING
Stainless steel sink in kitchen. Washroom and vanity contain 18 inch lavatory; standard size toilet; bathtub and shower. Each building is served by a rainwater cistern for watering lawn. Tap water from San Pedro Town is obtained by a process of desalination and reverse osmosis. All drains, sewer and water pipes are PVC. Each condo has a 30 gallon domestic electric water heater.
ELECTRICAL WIRING
Same 110 volts electrical system and same type wall outlets as in USA and Canada with GFI. Cable and conduit. General Electric circuit breaker Panel, 100 amps. 12 circuits.
LIGHT FIXTURES
Indirect wall lighting in kitchen, living-room and bedroom. Overhead and mirror lights in washroom, bath and shower room, vanity area and laundry room. Under cabinet lighting in kitchen. Two way switches for entry and stairs. All fixtures are UL and NEC approved to US standards.
SPECIAL EQUIPMENT
Central air-conditioning throughout with ceiling fans in living-room, dining room and bedroom(s). Unit 6C kitchen equipped with two-burner electric cooking surface and Unit 9B kitchen equipped with four-burner oven. Microwave oven and refrigerator included. Telephone/fax, PC and cable television connections.
VERANDAH
Ceramic tile floor. Decorative railing. Two outdoor weatherproof light fixtures mounted on wall. Entrance to verandah is from living-room through two solid double pane hinged glass doors.
